We’re almost at the end of the first quarter of 2021 and, after a disastrous 2020, we are now in a position to take stock of where the property market in Greyton is currently and what we expect, going further into 2021. The good news is that we are much better off than expected. Despite predictions of a property market collapse post the lockdown saga, we have entered a market that is starting to look stronger than in the previous 2 years, with prospects of even more growth as the year continues. In short: PROPERTY PRICES have held steady, even slightly improved. Median price for 2021 higher than 2020 The number of transactions is slightly up in relation to last year, beginning to reverse a six year downward trend in property sales.  We are seeing a steady increase in demand from people now working from home and “semigrating” to areas away from the big cities.  There is also a marked increase again in semigration to the Western Cape from the northern parts of the country.  Greyton is becoming a popular choice for semigration, with continued growth expected. 6 Transactions YTD, 27 last year What does this mean for Sellers? The biggest problem for Sellers, is the large number of properties for sale in Greyton, which Property24 lists as over 150 (see graph below). This means that every individual property has a less than 2% chance of selling in any given month. What if I still want to sell my house?
